Just like you might employ a lawyer to represent you in court, you employ a realtor to represent you in the world of real estate. A typical real estate transaction involves two realtors,
one representing the home seller (listing agent), and one representing the home purchaser (buyer's agent). Every licensed realtor in the state of Texas can act in either role. If a listing agent walks you
through one of their listings, then perhaps you may see the salesperson side of a realtor in that they want you to buy that home.
However, touring a home with your own buyer's agent is a much different experience. A buyer's agent helps you to analyze each property and location,
and helps you to weigh all the good and bad aspects of each listing. A buyer's agent also performs comparative market analysis (CMA), writes the contract, negotiates the purchase
price, works through any issues that may arise during the home inspection and much more.
